Hi everyone, Vincent here, your friendly neighborhood home inspector in Winston-Salem. Today, we’re discussing something often overlooked but crucial for maintaining a healthy lawn and saving money on your water bill: irrigation system inspections.
Recently, I conducted an irrigation inspection in Bermuda Run and found some common issues that could easily go unnoticed without a trained eye. Let’s take a peek at what I discovered:
- Hidden Hazards: Zone 1 had a buried sprinkler head and another one that was stuck. Imagine the frustration of a dry patch in your lawn, only to discover a sprinkler head hiding beneath the surface!
- Leaking Woes: Zone 2 had a leaking sprinkler head and one that was out of plumb. Leaky heads waste water, and water aint free. Plus, an out-of-plumb sprinkler could drench your sidewalk or driveway instead of your thirsty grass.
- Obstructed Views: Zone 3 had a sprinkler head blocked by a tree. This means that section of your lawn wouldn’t be getting the proper hydration, potentially leading to brown patches and uneven growth.
- Multi-Zone Mayhem: Zone 4 was a real “sprinkler symphony of issues.” It had a busted head, another one out of plumb, one spraying against the wall (lots of moss on that brick!), and yet another one buried.
So, what happens if these issues go undetected?
- Wasted Money: Leaky heads and inefficient watering can significantly increase your water bill.
- Uneven Lawn: Parts of your lawn may be overwatered or underwatered, leading to brown patches, stunted growth, and attracting pests.
- Moisture Problems: Excess water near your foundation can lead to issues in the crawl space.
Here’s the good news: By scheduling an irrigation system inspection, you can catch these problems early and avoid costly repairs and potential damage down the line.
For real estate agents: A pre-listing irrigation system inspection can be a valuable selling point, demonstrating to potential buyers that you’ve taken care of the property and are committed to transparency.
