- Dean Kessel 3/06/2025Amazing experience with Vincent and his team. Our situation was a bit unique as it relates to timing as we are moving to the area from the midwest and needed a quick turnaround -- and -- were unable to be on-site for the inspection of a home we purchased without physically seeing. Vincent was able to jump on the project within 24 hours of the request and we had the results later that afternoon. I particularly liked the digital reporting format and how it was arranged for ease of use. The inspection identified a few areas that needed to be addressed by the Seller and they are attending to those issues prior to our close. Again, really appreciate the time and talent associated with the work and it was a tremendous piece of mind for us as we get ready to move to the area in the coming weeks. - Brandon Walters 6/04/2024First, it was stated that only 2 hours were needed for inspection (scheduled at 9am, review at 11am). A thorough inspection needs much longer. Normally, I give the benefit of the doubt. However, this deserves to be shared so that others don't experience a horrible "home inspection". At first all seemed fine. Then before closing, during my last "walk through", I discovered a burnt out GFCI outlet on the exterior of the home. Texted Mark (the inspector) and he stated "perhaps it burnt out after my inspection". So I texted home owners, they said it was a known issue and had been present for some time. Clue number one that corners were cut. Then I realized that every single outlet in the garage was filled with dirt dauber nest. So, it is 100% safe to say that NONE of those outlets were checked. We had to hire an electrician to fix the issue for the GFCI, Mark offered to pay this and admitted he may have made a mistake. We were NEVER sent the money. After move in, we discovered a leak behind the washer. So the first week we moved in, after paying $1200 for an "inspection", we are repairing a leak and drywall. Again, Mark offered to pay for this via insurance. Long story short, I repaired it myself and asked for $800 to cover expenses. Reply was "send before and after photos so that insurance can take care of it", you would think $800 would be cheaper out of pocket rather than an insurance claim. I will stop here, but quick other items missed: roof vents dry rotted, guest bathroom tub not draining, dryer vent unhooked, exposed wires in crawlspace, leak from guest bath toilet line under crawlspace. Although they did find some issues that were important to note, these issues were very obvious, so I could have seen myself. Additionally, the "termite inspection" was signed off by Vincent, who didn't come to the property. I will leave out comments that were made to the real estate agent. This could have easily been a positive review, but when someone says they will do something, they should do it, a man is only as good as his word. The issues, for myself, aren't major as I can repair them. For someone else this could be a big deal. Please take this feedback and try to do better.read moreread less
- Kevin 5/21/2024Overall, I would not recommend Building Sciences Inspection for anyone who is looking for a thorough home inspection. In effort to leave constructive feedback, I will outline both the positives and the negatives. Mark was very nice and pleasant and how he reported and presented the data was clean and easy to follow. Mark also was candid and reassuring about his advice on specific questions we had after walking through the house. We received mostly better than expected news on our older house and left the inspection feeling great. However, our issues came in the days after the inspection. When we first received our inspection report, I reviewed it and all looked consistent with what we went over with Mark. When my girlfriend checked the report later that day, she saw a discrepancy and that there was now a check for the presence of powder post beetles in the insect report (this still does not show when I open the report). Mark had previously not mentioned this during the walk through and did not include any pictures. When I messaged Mark the next day, he just replied that it was not a big deal, it didn't need an mediation, and to not be concerned and ignored my follow up. After researching powder post beetles and talking to different pest control companies, it became apparent that this could be a significant issue and at the very least should not be ignored. We paid for another wood eating insect inspection, this time by a specialized pest control expert, and he did not find any signs of powder post beetles. However, he did find evidence of termites in the front section of the crawl space and was surprised they were not noted. Luckily, it was still during the due diligence period and will still have time to work with the seller on sharing any of the related costs. We get that inspections are not perfect and sometimes things can be missed, even if it is a major finding. What really surprised us was that Mark did not mention the powder post beetles during the walk through and that it only showed up on one of the reports (luckily we both checked it or we would have never known). And when did bring it up with him, he seemed to dismiss it and his advice to not worry about it went against everything we read or heard. They're a family business and work in areas I grew up and currently live, so I hope they do value this feedback. When hiring an inspector, I think most people would value communication and a high level of attention to detail. Unfortunately that was not what we experienced with Building Sciences and I would not use their services or recommend to another home buyer.read moreread less
