What is a home inspection?
A home inspection is a comprehensive evaluation of the home’s major systems and components. We look at the roof, attic, HVAC, electrical, plumbing, foundation, structure, windows, appliances, and more. Think of us as detectives—finding out what’s working well and what might need attention.
We don’t just find issues—we explain what they mean. Some things may sound concerning on paper but are simple to fix. We’ll help you understand what’s minor, what’s major, and what’s normal for a home of that age.
Is the home going to pass or fail?
Here’s the good news: Home inspections aren’t pass/fail. Every home has quirks—some more than others. We’re not here to tell you whether to buy or walk away. We’re here to provide clear, objective information so you and your agent can decide what’s best for you.
What happens after the inspection?
Once we’ve completed the inspection, we’ll walk you through our findings, either in person, by phone, or via FaceTime. We also send you a detailed report—usually the same day—with photos, videos, and explanations. Your real estate agent will use that information to guide the next steps: negotiating repairs or credits, or deciding if this is still the right home for you.
How many issues should I expect?
It’s normal for an inspection report to feel long. We’re thorough—that’s a good thing! Most homes, even brand new ones, have dozens of notes, but most are small maintenance items. We’ll help you focus on what matters most.
What if I can’t be at the inspection?
No problem! While we love when buyers attend the review, we also offer:
- Phone reviews
- FaceTime walkthroughs
- Screen-recorded video reviews of your report

What does a home inspection cost?
Depending on the size and complexity of the home and any additional services, inspections usually range from $800–$2,000. You’ll get a clear quote before you commit.
Are there additional inspections I should consider?
Yes—some services aren’t included in a standard home inspection but can provide important insights. These include:
- Termite (WDO) Inspection
- Radon Testing
- Septic and Well Inspections (if not on city water/sewer)
- Pool and Irrigation System Inspections
- Sewer Scope Inspection
- Mold / Air Quality Testing
